10 Questions to Ask Before Hiring a Commercial Roof Repair Contractor

A commercial roof is a vital component of any building, protecting it from external weather elements and providing insulation to the interior. Unfortunately, commercial roofs can develop problems over time, such as leaks or structural issues. These problems need to be addressed promptly to avoid costly repairs down the road. If you’re in the market for a commercial roof repair contractor, here are ten questions you should ask before hiring one.

Are you looking to hire a commercial roof repair contractor but don’t know where to start? Read on to learn the ten questions you need to ask before making a decision.

What is your experience with commercial roofs?

The first question you should ask any potential contractor is how much experience they have with commercial roofs. You want to work with someone who has a proven track record of success with similar projects. Don’t be afraid to ask for references or photos of past work to verify their experience.

Are you licensed and insured?

It’s critical to work with a contractor who is licensed and insured. This protects you from liability if there is an accident on your property during the repair process. Don’t be afraid to ask to see proof of their license and insurance before hiring them.

What is your timeline for completing the project?

Knowing the timeline for completing the project is important for planning purposes. You want to work with a contractor who can provide a realistic timeline and stick to it. If the project takes longer than anticipated, it could cause disruptions to your business operations.

Do you offer a warranty?

It’s important to know what kind of warranty the contractor offers for their work. A reputable contractor should stand behind their work and offer a warranty for a certain period. This gives you peace of mind that if there are any issues with the repair, they will be fixed promptly.

What safety measures do you have in place?

Commercial roof repair can be a hazardous job, so it’s essential to work with a contractor who takes safety seriously. Ask about their safety protocols and what measures they have in place to protect their workers and your property.

How do you handle unforeseen issues that arise during the repair process?

Sometimes, unforeseen issues can arise during the repair process. It’s important to work with a contractor who can handle these issues promptly and efficiently. Ask how they handle unexpected problems and what kind of contingency plans they have in place.

What is your pricing structure?

You want to work with a contractor who provides a transparent pricing structure. Ask for a detailed estimate that breaks down the cost of materials, labor, and any other expenses associated with the project. This will help you avoid any surprises when it comes time to pay the bill.

What kind of materials do you use?

The materials used in commercial roof repair can vary greatly in quality and price. Ask the contractor what kind of materials they use and why. This will give you a better understanding of the scope of the project and the quality of the work.

Will you provide regular updates during the repair process?

It’s essential to work with a contractor who communicates regularly and provides updates on the repair process. Ask how often they will provide updates and what kind of information they will share. This will help you stay informed and address any issues that may arise promptly.

What is your payment policy?

Finally, it’s crucial to know what the payment policy is before hiring a contractor. Ask how much of a deposit they require upfront and when the final payment is due. Make sure you have a clear understanding of the payment schedule and any penalties for late payments.

The Wrap-Up – Commercial Roofing :

Hiring a commercial roof repair contractor is a significant decision that can impact the safety and longevity of your building. By asking these ten questions before making a decision, you can ensure that you’re working with a reputable contractor who can deliver high-quality work within your budget and timeframe.

Remember to do your due diligence and research potential contractors thoroughly before making a decision. Check online reviews and ask for references from past clients. Don’t be afraid to ask the tough questions and make sure you feel comfortable with the contractor before signing any contracts.

In conclusion, hiring a commercial roof repair contractor can be a daunting task, but by asking the right questions, you can ensure that you’re working with a reliable and experienced professional. A good contractor should be licensed and insured, have a solid safety protocol in place, provide transparent pricing and offer a warranty for their work. Keep these factors in mind when choosing a contractor and don’t hesitate to ask for clarification if you’re unsure about anything. With the right contractor on your side, you can rest easy knowing your commercial roof repair is in good hands.

New roof installed with ATR roofing. Mark Oliva was great to work with and he worked with insurance to get damage identified and covered. They used owens corning shingles. For an extra fee I went with the "duration" shingles for longer lasting shingles. Whole job was completed very quickly and workers cleaned up nicely. They also repaired some water damaged soffit in the process. Still working with suggestions and estimates for improved gutter guards.

ATR was very easy to work with. They replaced my roof and gutters, and added ridge vents to the roof. Took care of getting all the pictures and paperwork to insurance company. Great job on clean up, day of job! I have already recommended to a friend, who just had some roof damage.

Carlos from atr did an excellent job. He helped get the insurance to agree I had hail damage and they paid for most of the cost. They also replaced a soffit piece that had a hole in it from a squirrel and replaced 3 pieces of plywood that was rotten without xtra cost along with flashing around our light. I would recommend them anytime.

Did my roof, workers left their beer cans for me to throw away, urinated behind my bushes, and hide their lunch trash in my evergreen tree, and was hit in head by roll of nails left on roof when they blew off in a high wind. Think twice before using this roofing company.
